Aloha! As the summer sun shines brightly on our beautiful island, the real estate market is just as hot. Over the past 30 days, we've seen a dynamic shift in active listings, escrows, and sales. π
Active Listings: There are currently 423 active listings on the market, offering a diverse range of properties from oceanfront estates to charming inland homes, land, and condos. Inventory continues to rise, with some pockets still selling quickly, but overall options for homebuyers are increasing.
Escrows: In terms of escrows, there are over 200 listings contingent & under contract. Things are still moving albeit a bit differently than the recent rapid sales of the past.
Sales: Finally, closing out the month, we saw 58 successful sales over the past 30 days - slightly down from the prior 30 days.
Whether you're looking to buy, sell, or simply stay informed, the Kauai real estate market is providing opportunities for buyers in terms of an increase in options and yet the market prices are still on the stronger side for sellers. I think we are closer to a balanced market than we have been in a long time.
