What is REALLY happening with the Kona real estate market right now?
We’re taking a look at the August 2026 numbers for single-family homes and condos in North Kona—and there are some interesting changes happening.
Single-family homes: Prices are down compared with last year, but sales activity is actually UP. In August, 36 single-family homes sold compared with 24 in August 2025—a 50% increase. Year-to-date sales are also up 8.64%.
Condos: This is where we're seeing a much softer market. The median condo price dropped to $496,500, down 13.8% from August 2025. There are also 158 condos currently listed, while only 12 sold during the month.
So what does all of this mean if you're thinking about buying or selling in Kona?
We're seeing buyers come back when properties are priced realistically. We recently looked at two homes that had price reductions—and both received multiple offers. We're also seeing homeowners who already live in Kona deciding that this may be a good time to sell their current home and move into something that better fits what they want now.
We also take a look back at 2019, before COVID changed the Hawaii real estate market, to see just how much prices have changed over the past several years.
