DECEMBER 2022 HAWAII REAL ESTATE MARKET UPDATE IS HERE! WILL IT CRASH IN 2023? WILL HOME PRICES DROP IN HAWAII THIS 2023? SALES are down to 6,117 this year compared to December 2021. Active listings are up to 2,0009 this year, and under contract are almost cut down by half compared to last year. If you’re gonna ask about the inventory, it’s still running low, and the final list price to sold price remains at a stable rate of 95%. The average days on the market is down to 58 this year, and you can see a difference as properties are sold a LOT faster than in 2021. A lot of people are wondering what is happening with PRICES. In the #HAWAIIRESIDENTIALMARKET the median price has gone up FROM 476,500 to 500,000 this year. But sales in the #HAWAIICONDOMARKET have gone down to 793 this year, and we’re seeing the same upward trend in the median price, bringing it to 575,000 this year. If you’re eyeing #HAWAIILANDMARKET, sales are also down to 2,644, and the median price is slightly up from 40,000 last year o 45,000 this year. The MARKET remains to slow down, but WE DO NOT see ANY CRASH COMING. If you’re planning to BUY or SELL a HOUSE and still don’t know when is the perfect time, THERE WILL NEVER BE A PERFECT TIME.
