That ocean view may be spectacular. The red polygon on a government map deserves a little attention too.

Hawaiʻi's Sea Level Rise Exposure Area — commonly known as the SLR-XA — is increasingly relevant to buyers and sellers of coastal residential property. Under Hawaiʻi's current seller-disclosure law, applicable residential property within the State-designated SLR-XA must be identified through the disclosure process. Shoreline-adjacent residential property can carry additional disclosure requirements involving erosion-control structures, permit expirations, violation notices and related fines.

But here is the important part: a sea-level-rise map is an exposure and planning tool. It is not a prophecy about exactly what will happen to one particular house on one particular date.

The State's viewer includes scenarios ranging from 0.5 feet through 3.2 feet of sea-level rise. Serious property due diligence should go further than simply asking whether a parcel appears inside a colored area.

Depending on the property, I would want to examine the applicable SLR-XA mapping alongside FEMA flood information, shoreline and erosion data, site elevation and physical conditions, permitting history, insurance availability and cost, and — when appropriate — professional survey, engineering, legal or other specialist advice.

Two oceanfront homes can photograph beautifully and still present very different risk profiles.

That is why the intelligent question is rarely, “Is this coastal property good or bad?”

It is: What do we actually know, what still needs to be verified, and how should those facts affect value, terms and the decision?

From maintaining pristine beachfronts to navigating complex shoreline compliance regulations, professional management is key to unlocking the full potential of your oceanfront investments.

Waterfront Leasing: Maximizing Your Property's Potential

Waterfront Leasing is a lucrative opportunity for property owners looking to capitalize on their prime locations. Effective leasing strategies involve understanding market demands, setting competitive rates, and attracting quality tenants who appreciate the unique allure of waterfront living. By partnering with experienced property managers, owners can ensure high occupancy rates and optimal returns on their investments.

Beachfront Maintenance: Preserving Natural Beauty

Beachfront Maintenance is crucial for sustaining the aesthetic and structural integrity of coastal properties. Regular upkeep includes shoreline cleaning, erosion control, and the upkeep of facilities such as boardwalks and recreational areas. Proactive maintenance not only enhances the property's appeal but also complies with environmental standards, ensuring a harmonious balance between development and nature.

Marina Operations: Seamless Management of Marine Facilities

Effective Marina Operations are the backbone of any successful waterfront property. This involves managing dock spaces, ensuring the availability of essential services, and providing a safe and welcoming environment for boaters and enthusiasts. Streamlined operations enhance the overall experience, making your marina a preferred destination for boating activities and waterfront leisure.

Shoreline Compliance: Navigating Regulations with Confidence

Shoreline Compliance is non-negotiable in coastal property management. Adhering to local, state, and federal regulations ensures that your property remains legally sound and environmentally responsible. Professional property managers stay abreast of the latest compliance requirements, managing permits, and implementing necessary measures to protect both the property and the surrounding ecosystem.

Oceanfront Rentals: Creating Memorable Guest Experiences

Oceanfront Rentals offer unparalleled experiences for guests seeking the serenity and beauty of coastal living.
