What does it really take to buy a home in Hawai'i? That question hit me one day when I wondered—what could someone working at McDonald’s actually afford here? And from that thought, this video was born.

In this video, we walk through real listings, break down real costs, and follow fictional buyers—from single parents to young couples—to see what’s possible, and what isn’t, across the Big Island.

From the lava fields of Ocean View to the rainy coastlines of Hilo, from condos to foreclosures, we explore the wide, complicated terrain of what affordability actually means.

All buyers featured in this video are fictional. Their names, jobs, and budgets were created to help viewers better understand how affordability plays out across different areas of the Big Island.
📝 The listings, however, are real—and reflect current market conditions at the time of filming.

📊 How We Calculated Mortgage & Housing Costs
All mortgage estimates were based on conventional 30-year fixed loans unless otherwise stated. For FHA loans, we used a 3.5% down payment, added estimated mortgage insurance (MIP) and closing costs.
Property taxes were calculated using County of Hawai'i owner-occupant rates, and HOA fees were pulled directly from MLS listings.
Utility estimates (electricity, water, catchment systems, insurance) were based on regional averages, adjusted for location and infrastructure.

🧠 Data Sources

Workforce and income data were generated by ChatGPT (OpenAI) using up-to-date datasets from DataUSA, the U.S. Census Bureau, and ZipRecruiter.
Housing costs, affordability thresholds, and lending assumptions were modeled by ChatGPT based on current Hawai'i market conditions and MLS data provided by the Hawai'i Information Service.
