What’s happening in the Big Island real estate market? In this month’s update, we’re looking at the July 2026 numbers and comparing what’s happening in some of the major markets around the island.

Across the island, original listing price to sale remains around 96%, but specifically the condo market in North Kona is in a buyers market, but the Waikoloa Resort condo market which saw a jump in Sales in June, made a slide in July.

We’ll look at the latest numbers for:

• North Kona single-family homes and condos
• Hilo
• Puna
• Hawaiian Paradise Park
• Waikoloa Village
• Waikoloa Beach Resort
• Ocean View and South Point

We’ll talk about median prices, number of sales, days on market, list-to-sale prices and, perhaps most importantly, how much inventory is available for buyers.

We’re also seeing some changes in buyer behavior. Buyers are taking their time, looking closely at the condition of a property and, in some cases, asking sellers for concessions or help with closing costs and mortgage rates. At the same time, homes that are priced well and in good condition can still attract attention quickly.

And then there are the areas where buyers have quite a bit more negotiating power because of the amount of inventory currently available.

We’ll also take a quick look at mortgage rates and what could happen with rates going forward.

If you’re thinking about buying or selling on the Big Island, these numbers can give you a much better picture of what’s happening in the market right now — because there really isn’t one single “Hawaii real estate market.” Conditions can be very different depending on the island, the community, and even whether you’re looking at a house or a condo.
